Question For Fire Alarm Guys

At what point does a building go from not needing a fire alarm to needing one?

In this case, I have a customer that has 1 unit in an 8 unit building, under 10,000 square feet total. Now, with business going so well, they will over the next year or so be taking over the entire building and it will be a single tenant.

Not sprinkled and no fire alarm. At any point in time would there be any grounds for the building to require a fire alarm installed throughout?

Located in Maryland.

If you don't know specifics to MD, reasons in general would be helpful in understanding where that threshold lies.

I am not a fire alarm guy, don't worry, I am not attempting to put one in, just curious.

EDIT:

Its a mixture of office, retail, and pharmacy.

No large gathering space.
